Grassmoor's core is former colliery housing, terraces and semis built for miners and their families, with substantial later council development and a good amount of newer private building on the edges of the village. The result is a fairly wide age range of systems in a small area.
The older terraces tend to have the familiar issues: pipework laid decades ago, radiators sized for a different era of expectations, and systems that have never been chemically cleaned. Sludge is the recurring theme, and it is why we do so many power flushes here. A system full of magnetite will leave the bottom half of a radiator cold, make the boiler noisy and shorten its life significantly.
The ex-council stock is generally sound but hard-worked. Many of these properties are now rented, and boilers in rented houses tend to be serviced less regularly than owner-occupied ones, which is exactly why they break down more. A yearly service is the cheapest insurance a landlord can buy.

What is a power flush and do I need one?
It is a machine-driven clean of the entire heating system that removes the magnetite sludge which builds up over years. You need one if your radiators are cold at the bottom, your boiler is noisy or the system is slow to heat. If your system is clean, you do not, and we will tell you so rather than taking the money.
Do you do landlord gas safety certificates in Grassmoor?
Yes, regularly. We can carry out the CP12 and a full service in the same visit and email the certificate to you and the tenant the same day.
How quickly can you attend a breakdown?

My radiators are cold at the bottom but hot at the top. Why?
That is the classic signature of sludge sitting in the bottom of the radiator. Bleeding will not help because it is not air. A power flush and a magnetic filter is the proper fix.
Will a magnetic filter stop it happening again?
It makes a significant difference. The filter catches circulating debris before it settles, and combined with fresh inhibitor it keeps a cleaned system clean. We fit one as standard with every new boiler.
